Welcome Home Realty Standard Terms and Fees (Unless Modified in your Specific Lease Agreement, which takes precedence).
1. Lease Terms Only 12 or 6 month Lease to start.
2. Tenants pay ALL utilities: PNM Electric (or applicable provider), NM Gas (or applicable provider or propane lease or usage) and ABCWUA Water/Sewer/Trash (or applicable provider).
3. Properties are non-smoking and marijuana free.
4. All Pets must be Approved in Advance of Occupancy and a Pet Addendum MUST be Agreed to in Writing that spells out both the Non-Refundable One-Time Pet Fee ($400/pet) as well as the Monthly Pet Rent ($50/mo/pet).
5. Living Space Square Feet are Estimated and Typically Provided by Owner/Landlord
Before Move-In;
1) All applicants & residents over 18 shall pay a $50 application fee via cashier's check or Money Order.
2) All applicants shall pay half of the Security Deposit with their rental application via a cashier's check or money order. If their application is not approved or someone else gets the property before they do this check is returned. The rest of the deposit is due at move in.
3) First month's rent, last month's rent, non-refundable pet fees, and security deposit (equal to one month’s rent) all as stated in Lease are all due prior to move in.
4) Applicants will pay any costs to get utilities in their name and are required to provide a confirmation number or proof at or before move-in.
5) All pets must be approved in advance, and the Non-Refundable Pet Fee must be paid at or before move-in.
Post Move-In;
1) Total Rent as specified in the lease, prorated only as approved by the Owner/Landlord in writing.
2) All utilities as they come due as well as any and all utility turn-on and/or transfer fees as applicable.
3) Renters insurance.
4) Any and all charges for credit card payments, e-check fees, online payments etc.
5) NSF Fee of $100 for payments with insufficient funds, that are reversed, or any other payments that fail in addition to any fees the bank may charge to the Owner/Landlord.
6) Late fee, equal to 5% of total rent.
7) Lock out fee of $200 if Owner/Landlord provides access. Tenants who wish to use a locksmith for access or to change locks for personal reasons shall do so at their own expense. If locks are changed by the Tenant, for any reason, Owner/Landlord needs a key within ONE business day. Any expense the Owner/Landlord must incur to gain access will be charged to the Tenant if a key was not properly provided to the Owner/Landlord.
8) HOA violations shall be charged to the Tenant. Any violation left unresolved will incur an additional non-compliance fee from the Owner/Landlord of $200/incident plus any additional charge caused by the unresolved violation.
9) Weed control violations shall be charged to the Tenant. Any violation left unresolved will incur an additional non-compliance fee from the Owner/Landlord of $200/incident plus any additional charge caused by the unresolved violation.
10) Failure to make scheduled vendor appointments Tenant shall be billed the service charge plus 30% if Owner/Landlord is billed for your absence.
11) Move-out cleaning costs. (See your Lease Agreement for Move-out Procedures)
12) All consumable items including light bulbs, batteries, filters, etc. that require replacement.
13) Lease Early Termination Fee of 2 months' rent and forfeiture of any and all security deposit funds.
14) All court, legal and service costs.
Post Move Out;
1) Actual costs for house cleaning, professional carpet cleaning, carpet stain removal, deodorizing if required, yard clean, replacement of consumables, as well as any repairs to damages as a result of your occupancy or improper use of appliances. (See your Lease Agreement for Move-out Procedures)
2) Trash removal including time and dump fees, if applicable.
3) Any utilities not paid during lease.
4) Damage to the property as a result of your occupancy or improper use there of.
5) Past due rent, fees, credit card or e-check fees not paid.
6) Replacement keys $25/key, $150/garage door opener, $550 if Owner/Landlord must rekey the Property.
